Why Do I Need a Level 2 Homebuyer Survey?

Make sure your dream home is not a nightmare in disguise with the RICS Home Survey Level 2 Report (the new name for Home Buyers’ reports).

Having a CWH Surveyors’ RICS Home Survey Level 2 Report, backed by the full authority of RICS, is a cost-effective way of obtaining peace of mind and confidence in the property buying process.

All too often we hear of stories about ‘homes from hell’ where homeowners have been lumbered with huge bills for repairs or replacements that they didn’t expect. Having a survey carried out by an RICS Chartered Surveyor is a great way to help you ensure you’re not hit with any nasty unexpected bills.

“Having an independent comprehensive survey done by a RICS member…could save you thousands of pounds.” TV’s Phil Spencer.

Fantastic experience. Phillip Chapman did my survey. Always answered any emails I sent and got the report back very quickly within a few days. The report is very detailed too. Highly recommended.

Initial reaction on reading the report was to pull out of the sale as I thought the house a complete lemon! On second reading I decided I needed to speak to the surveyor and I'm so pleased I did. He was really helpful in helping me focus on what I might find most relevant and putting some meat on the bones of some of his comments. He concluded that if the work was undertaken it would be a nice sound property. I used the report to help me renegotiate the price in order that the seller contributed to the things that were regular maintenance issues. I realise that things have to be brought to your attention to cover their backs, but the report made for very scary reading, I'm glad I didn't go with my gut reaction as I'm now looking forward to getting into the property and doing some work to make it my forever home.

Fantastic service from Richard at CWH Surveyors! Not only was the survey comprehensive, but he also took the time for an in-depth post-survey call to explain the findings. He even highlighted specific areas to draw our solicitor's attention to. Highly recommended!

What does a RICS Level 2 Survey include?

  • A comprehensive inspection of the property by a RICS qualified surveyor, which covers the condition of the property on the date of the inspection. This inspection is less extensive than a Level 3 survey but still provides significant detail on the property’s condition.
  • A detailed report that highlights any significant issues that may impact the property’s value or require urgent attention. This includes identifying potential problems that need further investigation to prevent more serious issues.
  • An assessment of the property’s general condition and major defects. It provides a summary of the property’s structural integrity and any areas that may need repair or maintenance.
  • Advice on the next steps you might need to take, including the need for any further specialist inspections or advice.
  • Recommendations for any necessary repairs and ongoing maintenance advice. It aims to help you understand the implications of any issues identified and how to address them.
  • An explanation of any potential legal considerations for your conveyancer, including information that could affect your decision to purchase.
  • Photographs to support the findings and help you visualise the areas of concern.

Following completion of the Report, we will gladly provide additional guidance and advice up to the exchange of contracts, and continue to offer support thereafter if needed.
