  Very clear and full ‘phone briefing to start. We’re buying a house converted from very old cottages and were firmly steered to the right type of survey; CWH very aware of the area and the kinds of housing. The report itself was very clear and detailed, and helped our solicitor make sense of a slightly unusual plot and building. Reassuring to feel that all aspects of the property had been assessed.   We were buying a house "sold as seen" and we appointed CWH Surveyors to do a Level 2 House Buyers survey. Quite honestly, it was the best report of its type that we have ever had (and we've had a few!). Any remedial work that was needed was fully described with photos backing this up. Not only this but the surveyor let us know where to look to get any require work completed to a good standard. We wouldn't hesitate to recommend them or use them again ourselves if we needed a good, comprehensive survey.

I found it to be very detailed and comprehensive and the many photos of all issues identified certainly made it easier to understand the points written in the report.

Frequently Asked Questions

When should I instruct a survey?: A survey can be instructed at any point throughout the purchase process. We would encourage clients not to leave it to the last minute, to allow time for any further investigations to be carried out.
What type of surveys are there?: We conduct the RICS two main levels of survey, Level 2 Home Survey and Level 3 Building Survey.
Isn’t a survey carried out by my lender?: There is often a misconception in this regard. Where mortgage finance is involved, the lender will appoint a surveyor to carry out a valuation of the property to ensure it is suitable security for lending and is worth what is being paid for it. This is principally to protect the bank and in some instances it may take the form of a desktop valuation. It will not provide the buyer with a detailed assessment of the property’s condition.
Do I have to arrange the inspection appointment?: Our experienced administrators will make all the necessary arrangements for the surveyor to inspect the property. This will include liaising with the estate agent and seller to reduce stress on our clients behalf.

How long does a survey inspection take?: Inspections typically take between 2 and 4 hours dependent on the age, size and condition of the property, as well as the type of survey. We will spend sufficient time on site to ensure a detailed and thorough report is produced.

How quickly will I receive my report?: Following the survey inspection, the completed report is issued within 4-7 working days, allowing time for reflection on our findings and ensuring the report is accurate.
What are the benefits of a survey?: Our survey is designed to provide a buyer with a comprehensive overview of the condition of the property they are purchasing and allowing them to make an informed decision. It is there to assist with the decision making process so that they can proceed to purchase in confidence. Where issues do exist, it will identity the issues and provide context regarding the urgency of repairs to ensure that any significant defects can be costed before committing to purchase.
