OUR SERVICES

As well-established residential surveyors specialising in homes in Derby, Chesterfield, Ashbourne and all over Derbyshire and the surrounding areas, we offer a range of professional services to help with your next property transaction.

RICS Home Surveys

When buying a house or flat, it is so important that you make an informed decision due to the significant financial commitment involved. Our independent home surveys aim to provide you with a clear understanding of the property’s condition, allowing you to proceed with confidence. Over the years, industry data has consistently shown that having a professional home survey can save you thousands of pounds in unexpected repair costs later on.

We offer two types of RICS Home Surveys:

RICS Level 2 Homebuyer Survey

This cost-effective option provides all the essential information you need. The survey findings are presented in a standardised structure and easy-to-understand language, without complicated jargon. We conduct a thorough inspection of the property, assessing its general condition from the chimney pots to the boundaries. A Level 2 Survey is most suitable for modern properties of standard construction in reasonable repair.

RICS Level 3 Building Survey

This highly detailed report involves an extensive internal and external inspection of all accessible areas. It offers a comprehensive review of the property’s construction and condition, and provides recommendations for necessary actions. A Level 3 Survey is recommended for old properties (including listed buildings), large dwellings, non-traditional constructions, or properties in poor condition or with significant alterations.

If you’re not sure which home survey is appropriate for your property, please don’t hesitate to contact us for professional advice. Additionally, we have a helpful guide available for you to read and download here.

RICS Property Valuations

As RICS Registered Valuers, CWH Surveyors are well-qualified to provide independent valuations for residential properties in Derbyshire and beyond. Our expertise extends to conducting valuations for various purposes, including determining market value, resolving disputes, and assisting with financial matters such as probate, inheritance tax, divorce, and accounting valuations for business purposes.

Our ‘Red Book’ valuations consider factors such as the property’s overall condition, size, construction, and location. Drawing on our knowledge of the local housing market, we provide robust valuations based on comparable properties in the area, which are widely accepted by official bodies such as HMRC.

Expert Witness Property Reports

Frequently Asked Questions

When should I instruct a surveyor?

A surveyor can be instructed at any point throughout the purchase process. We would encourage clients not to leave it to the last minute, to allow time for any further investigations to be carried out.

What type of surveys are there?

We conduct the RICS two main levels of survey, Level 2 Home Survey and Level 3 Building Survey.

Isn’t a survey carried out by my lender?

There is often a misconception in this regard. Where mortgage finance is involved, the lender will appoint a surveyor to carry out a valuation of the property to ensure it is suitable security for lending and is worth what is being paid for it. This is principally to protect the bank and in some instances it may take the form of a desktop valuation. It will not provide the buyer with a detailed assessment of the property’s condition.

Do I have to arrange the inspection appointment?

Our experienced administrators will make all the necessary arrangements for the surveyor to inspect the property. This will include liaising with the estate agent and seller to reduce stress on our clients behalf.

How long does a survey inspection take?

Inspections typically take between 2 and 4 hours dependent on the age, size and condition of the property, as well as the type of survey. We will spend sufficient time on site to ensure a detailed and thorough report is produced.

How do I instruct a surveyor?

How quickly will I receive my report?

Following the survey inspection, the completed report is issued within 4-7 working days, allowing time for reflection on our findings and ensuring the report is accurate.

What are the benefits of a survey?

Our survey is designed to provide a buyer with a comprehensive overview of the condition of the property they are purchasing and allowing them to make an informed decision. It is there to assist with the decision making process so that they can proceed to purchase in confidence. Where issues do exist, it will identity the issues and provide context regarding the urgency of repairs to ensure that any significant defects can be costed before committing to purchase.
