What does a RICS Level 2 Survey include?

  • A comprehensive inspection of the property by a RICS qualified surveyor, which covers the condition of the property on the date of the inspection. This inspection is less extensive than a Level 3 survey but still provides significant detail on the property’s condition.
  • A detailed report that highlights any significant issues that may impact the property’s value or require urgent attention. This includes identifying potential problems that need further investigation to prevent more serious issues.
  • An assessment of the property’s general condition and major defects. It provides a summary of the property’s structural integrity and any areas that may need repair or maintenance.
  • Advice on the next steps you might need to take, including the need for any further specialist inspections or advice.
  • Recommendations for any necessary repairs and ongoing maintenance advice. It aims to help you understand the implications of any issues identified and how to address them.
  • An explanation of any potential legal considerations for your conveyancer, including information that could affect your decision to purchase.
  • Photographs to support the findings and help you visualise the areas of concern.
