As experienced Chartered Surveyors specialising in residential property in Coventry, and throughout the wider Coventry area and surrounding regions, we deliver a range of professional services to help with your property transaction needs.

RICS Home Surveys in Coventry

Purchasing a house or flat is a substantial financial decision; it could be the largest investment you’ll make. Our independent home surveys are created to help you understand the condition of the property you’re planning to buy, allowing you to make a knowledgeable decision on the best course of action. Industry data over the years has consistently shown that arranging a thorough survey can save you thousands of pounds in unforeseen repair costs in the future.

RICS Level 2 Survey (also known as a RICS Homebuyer Report)

An affordable approach to securing all the information you need. Results are delivered in a standardised format using clear, straightforward language that helps you understand any defects identified. From the roof structure to the property boundaries, we’ll perform a site inspection to evaluate the general condition of the building’s fabric. A Level 2 Survey is ideally suited to newer properties of conventional construction that are in a good state of repair.

RICS Level 3 Survey (also known as a RICS Building Survey)

An extremely thorough report following a comprehensive internal and external inspection of all accessible areas to offer a detailed analysis of its construction and condition, together with our recommendations for necessary work. A Level 3 Survey is strongly recommended for older properties (including listed buildings), larger properties, non-standard constructions and buildings that are in poor repair or have been significantly altered.
If you’re not sure which home survey is right for your property requirements, please contact us and we’ll be delighted to guide you. View our handy guide which is available to support you in choosing the correct survey.

Frequently Asked Questions

When should I instruct a surveyor?

A surveyor can be instructed at any point throughout the purchase process. We would encourage clients not to leave it to the last minute, to allow time for any further investigations to be carried out.

What type of surveys are there?

We conduct the RICS two main levels of survey, Level 2 Home Survey and Level 3 Building Survey.

Isn’t a survey carried out by my lender?

There is often a misconception in this regard. Where mortgage finance is involved, the lender will appoint a surveyor to carry out a valuation of the property to ensure it is suitable security for lending and is worth what is being paid for it. This is principally to protect the bank and in some instances it may take the form of a desktop valuation. It will not provide the buyer with a detailed assessment of the property’s condition.

Do I have to arrange the inspection appointment?

Our experienced administrators will make all the necessary arrangements for the surveyor to inspect the property. This will include liaising with the estate agent and seller to reduce stress on our clients behalf.

How long does a survey inspection take?

Inspections typically take between 2 and 4 hours dependent on the age, size and condition of the property, as well as the type of survey. We will spend sufficient time on site to ensure a detailed and thorough report is produced.

How do I instruct a surveyor?

To discuss your survey requirements, please feel free to contact us here.

How quickly will I receive my report?

Following the survey inspection, the completed report is issued within 4-7 working days, allowing time for reflection on our findings and ensuring the report is accurate.

What are the benefits of a survey?

Our survey is designed to provide a buyer with a comprehensive overview of the condition of the property they are purchasing and allowing them to make an informed decision. It is there to assist with the decision making process so that they can proceed to purchase in confidence. Where issues do exist, it will identity the issues and provide context regarding the urgency of repairs to ensure that any significant defects can be costed before committing to purchase.
