When should I instruct a surveyor?

A surveyor can be instructed at any point throughout the purchase process. We would encourage clients not to leave it to the last minute, to allow time for any further investigations to be carried out.

What type of surveys are there?

We conduct the RICS two main levels of survey, Level 2 Home Survey and Level 3 Building Survey.

Isn’t a survey carried out by my lender?

There is often a misconception in this regard. Where mortgage finance is involved, the lender will appoint a surveyor to carry out a valuation of the property to ensure it is suitable security for lending and is worth what is being paid for it. This is principally to protect the bank and in some instances it may take the form of a desktop valuation. It will not provide the buyer with a detailed assessment of the property’s condition.

Do I have to arrange the inspection appointment?

Our experienced administrators will make all the necessary arrangements for the surveyor to inspect the property. This will include liaising with the estate agent and seller to reduce stress on our clients behalf.

How long does a survey inspection take?

Inspections typically take between 2 and 4 hours dependent on the age, size and condition of the property, as well as the type of survey. We will spend sufficient time on site to ensure a detailed and thorough report is produced.
