Chartered Surveyors Northampton

Our RICS Chartered Surveyors provide home surveys and property valuations throughout Northampton and nearby areas.

Northampton contains a wide range of residential property, from older terraces and established suburban homes to modern estates, flats and extensively altered properties. The most suitable survey therefore depends on the property’s age, construction, condition and complexity.

For a conventional property in reasonable condition, a Level 2 Home Survey may be suitable. For an older, unusual or significantly altered property, a Level 3 Home Survey usually provides the additional detail needed.

Our reports are prepared around the individual property, with practical advice on significant defects, repair concerns and matters that may warrant further investigation.

Excellent Service We have used CWH Surveyors on 5 occasions and would highly recommend our surveyor Victoria Bocock. Victoria did all 5 surveys and saved us on 2 occasions from a house with extensive damp problems and another with structural problems. The seller had gone to great lengths to hide the structural problems but Victoria saw through this. The reports are well written , very detailed and informative , often raising issues I would not have considered. Victoria and all the staff are very professional and knowledgeable and will take the time over the phone to explain or discuss at length any aspects of the survey. Would highly recommend . Thank you for all your help.

Absolutely fantastic company. I got recommended CWH surveyors from mundys estate agents and so glad I used them for my recent house survey and valuation report. Excellent communication from start to finish, David was brilliant at organising everything and keeping us informed. Phillip did our survey and answered any questions we had regarding our house purchase. He could not have been more helpful or knowledgable. Kelly and Liezl were great at sending over information and made everything easy to understand. Could not recommend more.

We had a level 2 survey carried out for an older property. The communication was good and the report received in a timely manner. Most impressive though was the detail in the report, it gave us exactly what was needed to make a decision on the property and demonstrated a thorough knowledge of building construction through different time periods. Recommended.

If you need a value for probate, divorce, Help to Buy, Right to Buy or private sale, this service provides an independent property valuation for a formal financial, legal or personal purpose.

Level 2 or Level 3 Survey – Which Do You Need?

Both surveys help you understand a property’s condition before purchasing, but they differ in the depth of inspection and reporting.

RICS Level 2 Home Survey

Generally suited to:
Conventional properties in reasonable condition, where there are no obvious concerns about significant defects or unusual construction.

RICS Level 3 Home Survey

Generally suited to:
Older, unusual, extensively altered or more complex properties, particularly where greater detail about defects and repair implications is required.

Not sure which survey is appropriate?
The right choice depends on the property’s construction, age, condition and any concerns you have. CWH Surveyors can discuss the property with you before you choose a survey.

What Affects the Cost of Your Survey?

Every property is different, which means the cost of a survey depends on the property itself and the level of advice you need. Factors such as the size, age, location and condition of the property can all influence the level of inspection and detail required.

Before you instruct us, we will confirm your quotation in writing so you understand exactly what is included. Our fees reflect the time, expertise and professional advice required to provide a survey tailored to your property.

What can affect your quotation?

Property size
Larger properties may require more time to inspect and report on.

Age and condition
Older properties or those with defects may require a more detailed assessment.

Property type
Listed buildings, extensions, flats and unusual construction methods may affect the survey requirements.

Survey level required
A Level 2 Home Survey and Level 3 Building Survey provide different levels of detail depending on the property.

Additional requirements
Valuations or other specialist advice may affect the scope of work required.

What is included in your survey

Inspection by an RICS Chartered Surveyor
Professional advice from an experienced surveyor with knowledge of property condition and defects.

A report tailored to your property
Your report is prepared specifically for the property being inspected, rather than providing generic advice.

Clear explanations and photographs
Where appropriate, photographs and explanations help you understand any issues identified.

Practical advice on next steps
Helping you understand defects, repairs and any further action to consider.

Confirmation before instruction
Your agreed quotation will be confirmed clearly before any work begins.

Property survey quotations can vary because the scope of the inspection, level of reporting and support provided may differ between surveyors. When comparing quotes, it’s important to understand what is included rather than focusing on price alone.

At CWH Surveyors, we prepare bespoke reports tailored to the individual property, helping buyers understand significant defects, potential repair concerns and any further investigations that may be required. Our aim is to provide clear, practical information that supports a confident purchase decision.

Not sure which survey is right for you?

Our experienced surveyors can help you choose the most suitable option based on the property, its condition and your circumstances.

Why Choose CWH Surveyors?

  • Independent RICS Chartered Surveyors
Professional advice from experienced surveyors working to recognised industry standards.
  • Reports tailored to the individual property
We do not rely solely on standard wording. Each report is prepared around the property, its condition and the purpose of the survey.
  • Clear, practical advice
We explain significant defects, potential concerns and where further investigation may be advisable, so you understand what the findings mean.
  • Level 2 and Level 3 Home Surveys
We can help you choose the most appropriate survey based on the age, construction, condition and complexity of the property.
  • Support before and after the survey
You can raise specific concerns before the inspection, and our team is available to help you understand the findings afterwards.
  • Bespoke service, not a high-volume approach
CWH combines the resources of an established surveying firm with the personal service and attention you would expect from a smaller practice.

Frequently Asked Questions

When should I instruct a surveyor?

You should arrange a property survey after your offer has been accepted, allowing enough time to review the findings before exchanging contracts. This gives you the opportunity to investigate any significant defects, obtain repair quotations or reconsider aspects of the purchase before making a final commitment.

How much does a house survey cost in Northampton?

The cost of a house survey in Northampton depends on the property’s size, age, condition, construction and the level of survey required. A RICS Level 3 Home Survey generally costs more than a Level 2 survey because it involves a more detailed assessment. CWH Surveyors provides quotations tailored to each property, clearly explaining what is included before you proceed.

Isn't a survey carried out by my mortgage lender?

A mortgage lender may arrange a valuation to assess whether the property provides suitable security for the loan. However, this is not the same as an independent property survey. A RICS Home Survey examines the property’s condition and highlights defects or potential problems that could affect your purchase decision. Even if your lender carries out a valuation, arranging your own survey is advisable.

What is the difference between a property survey and a valuation?

A property survey assesses a building’s condition, identifying defects, maintenance issues and potential concerns. A property valuation estimates its market value for a specific purpose, such as probate, matrimonial proceedings or a property transaction. The two services provide different information, and a valuation does not replace a condition survey. CWH Surveyors offers both services in Northampton.

How long does a survey inspection take?

A property survey inspection typically takes between two and four hours, depending on the property’s size, age, condition and the level of survey required. A RICS Level 3 Home Survey may take longer than a Level 2 survey because of the additional detail involved. The surveyor needs sufficient time to inspect accessible areas and assess the property’s condition.

How quickly will I receive my survey report?

CWH Surveyors typically provides your completed survey report within four to seven working days following the inspection. This allows the surveyor time to review the findings and prepare a detailed report tailored to your property. The report will explain significant defects, highlight potential concerns and identify areas where further investigation may be appropriate.

What happens if my house survey identifies serious defects?

If your survey identifies significant defects, the report will explain the findings and highlight any repairs or further investigations that may be necessary. Depending on the issues identified, you may wish to obtain specialist advice or repair quotations before proceeding with the purchase. Understanding these concerns early can help you make an informed decision and avoid unexpected costs.

We can also liaise with the estate agent or relevant contact to arrange access to the property, making the process straightforward.
