Chartered Surveyors Northamptonshire

Our surveyors cover Northampton, Kettering, Corby and communities throughout Northamptonshire, inspecting a wide range of houses, flats and individual properties.

The county contains both historic settlements and substantial areas of more recent residential development, so the appropriate level of survey will depend on the individual property rather than its postcode alone.

For a conventional home in reasonable condition, a Level 2 Home Survey may provide the information required. A Level 3 Home Survey is generally more appropriate where the property is older, unusually constructed, extensively altered or where significant renovation is planned.

CWH reports are prepared around the individual property, with clear advice on visible defects, repair concerns and matters that may require further investigation. Where appropriate, this information can help you decide whether to obtain further quotations or specialist advice before committing to the purchase.

Excellent Service We have used CWH Surveyors on 5 occasions and would highly recommend our surveyor Victoria Bocock. Victoria did all 5 surveys and saved us on 2 occasions from a house with extensive damp problems and another with structural problems. The seller had gone to great lengths to hide the structural problems but Victoria saw through this. The reports are well written , very detailed and informative , often raising issues I would not have considered. Victoria and all the staff are very professional and knowledgeable and will take the time over the phone to explain or discuss at length any aspects of the survey. Would highly recommend . Thank you for all your help.

Absolutely fantastic company. I got recommended CWH surveyors from mundys estate agents and so glad I used them for my recent house survey and valuation report. Excellent communication from start to finish, David was brilliant at organising everything and keeping us informed. Phillip did our survey and answered any questions we had regarding our house purchase. He could not have been more helpful or knowledgable. Kelly and Liezl were great at sending over information and made everything easy to understand. Could not recommend more.

We had a level 2 survey carried out for an older property. The communication was good and the report received in a timely manner. Most impressive though was the detail in the report, it gave us exactly what was needed to make a decision on the property and demonstrated a thorough knowledge of building construction through different time periods. Recommended.

Frequently Asked Questions

When should I instruct a surveyor?

A surveyor can be instructed at any point throughout the purchase process. We would encourage clients not to leave it to the last minute, to allow time for any further investigations to be carried out.

What type of surveys are there?

We conduct the RICS two main levels of survey, Level 2 Home Survey and Level 3 Building Survey.

Isn’t a survey carried out by my lender?

There is often a misconception in this regard. Where mortgage finance is involved, the lender will appoint a surveyor to carry out a valuation of the property to ensure it is suitable security for lending and is worth what is being paid for it. This is principally to protect the bank and in some instances it may take the form of a desktop valuation. It will not provide the buyer with a detailed assessment of the property’s condition.

Do I have to arrange the inspection appointment?

Our experienced administrators will make all the necessary arrangements for the surveyor to inspect the property. This will include liaising with the estate agent and seller to reduce stress on our clients behalf.

How long does a survey inspection take?

Inspections typically take between 2 and 4 hours dependent on the age, size and condition of the property, as well as the type of survey. We will spend sufficient time on site to ensure a detailed and thorough report is produced.

How do I instruct a surveyor?

How quickly will I receive my report?

Following the survey inspection, the completed report is issued within 4-7 working days, allowing time for reflection on our findings and ensuring the report is accurate.

What are the benefits of a survey?

Our survey is designed to provide a buyer with a comprehensive overview of the condition of the property they are purchasing and allowing them to make an informed decision. It is there to assist with the decision making process so that they can proceed to purchase in confidence. Where issues do exist, it will identity the issues and provide context regarding the urgency of repairs to ensure that any significant defects can be costed before committing to purchase.

Why Choose CWH Surveyors

Choosing the right surveyor is about more than receiving a report. You need clear, practical advice that helps you understand the property and make an informed decision.

  • Independent RICS Chartered Surveyors
Professional advice from experienced surveyors working to recognised industry standards.
  • Reports tailored to the individual property
We do not rely solely on standard wording. Each report is prepared around the property, its condition and the purpose of the survey.
  • Clear, practical advice
We explain significant defects, potential concerns and where further investigation may be advisable, so you understand what the findings mean.
  • Level 2 and Level 3 Home Surveys
We can help you choose the most appropriate survey based on the age, construction, condition and complexity of the property.
  • Experienced local surveyors
Our team carries out inspections across the Northamptonshire, giving us practical experience of a wide range of property types and locations.
  • Support before and after the survey
You can raise any specific concerns before the inspection, and our team is available to help you understand the findings afterwards.
  • Bespoke service, not a high-volume approach
CWH combines the resources of an established surveying firm with the personal service and attention you would expect from a smaller practice.
